What it is

Gas Safety Certificate (CP12), explained

A Gas Safety Certificate (still widely called a CP12) confirms every gas appliance, pipe and flue you supply is safe — in a shared house that typically means a communal kitchen cooker, a shared boiler, and sometimes individual room heaters. All of it needs checking on the same annual cycle.

The law: Landlords must have all gas appliances, pipework and flues checked every 12 months by a Gas Safe registered engineer, and provide the record to every tenant within 28 days of the check, or before they move in.

How often is this needed in an HMO?

Every 12 months without exception, same as any other rental — you can renew up to 2 months early without losing your original date.

Does this cover appliances in every room?

Yes — any gas appliance you supply anywhere in the property, communal or in a let room, needs to be on the same certificate.

What if a tenant refuses access?

Document the attempts in writing; most HMO licences require you to show reasonable effort to gain access on the anniversary date.

Can I combine this with a boiler service?

Yes, most engineers will do both on the same visit.
