What it is

Energy Performance Certificate, explained

An Energy Performance Certificate rates a building's energy efficiency from A to G. For most HMOs a single whole-building EPC is all that's needed, based on how the property was originally built and any shared heating system, rather than a certificate per bedroom.

The law: An EPC is required whenever a property (or a room within it) is marketed to let, and must show a minimum E rating. For most HMOs, a single EPC for the whole building covers all let rooms — a room-by-room EPC is only needed in specific circumstances.
