Electrical Installation Condition Report, explained
An EICR (Electrical Installation Condition Report) is a formal inspection of the fixed electrical installation — the wiring, consumer unit, sockets and switches built into the building, room by room. In a shared house this means checking every let room's circuits, not just communal areas, and the report grades any issues found (C1, C2, C3 or FI).

Common questions
Does an HMO need a different EICR to a normal rental?
Same underlying certificate, but an HMO inspection takes longer since every let room, communal area and any additional consumer units need checking.
Will my council ask to see this for licensing?
Yes — most London boroughs require a current EICR as part of HMO licence applications and renewals.
What happens if my property fails?
You'll get a report showing C1/C2/C3 observations. C1 and C2 issues must be fixed within 28 days — we can quote for the remedial work separately.
How long does an HMO inspection take?
Usually 3–5 hours depending on room count and how many separate consumer units are on site.
