Asbestos Surveys for converted HMOs
Many HMOs are converted pre-2000 houses — exactly the building age where a management survey of common parts and any planned refurbishment work is required.
Asbestos Management Survey, explained
An asbestos management survey is a non-intrusive inspection of accessible common areas — hallways, stairwells, boiler rooms — to identify and assess asbestos-containing materials, in line with HSE guidance HSG264. It results in a register and management plan, not removal. We survey, sample and report; we do not remove asbestos.
Every visit includes
- Inspection of common parts carried out by a BOHS P402-qualified surveyor
- Samples analysed by a UKAS-accredited laboratory
- Full asbestos register with material and priority risk scoring
- Digital report issued within 24 hours of the site visit
- Clear management recommendations before any conversion or refurbishment work
Asbestos Survey prices
| Property | Price |
|---|---|
| HMO common parts, standard conversion | £275 – £375 |
| Larger converted building | £375 – £500 |
| Refurbishment & Demolition survey (before works) | From £450 |
Properties constructed or refurbished before 2000 may require investigation before materials are disturbed. Lab analysis for extra samples beyond the included allowance is itemised separately.
Common questions
Do all HMO common parts need a survey?
If the building is pre-2000, yes — the duty to manage applies specifically to common parts of converted and multi-let buildings.
Will you remove any asbestos found?
No — we survey, sample and report. Removal is carried out separately by a licensed removal contractor if required.
Do I need this before converting a house into an HMO?
Strongly advised — planned refurbishment work on a pre-2000 property is exactly when a survey matters most, before walls or floors are disturbed.
Is the lab UKAS-accredited?
Yes — all samples are analysed by a UKAS-accredited laboratory.
